  • Rigorous due diligence will be conducted on the subject property or land prior to any purchase negotiations.
  • Negotiate a mutually agreed upon price and present an exclusive purchasing rights agreement to secure the deal.
  • Consult our preferred network of mortgage brokers to identify the most appropriate mortgage or bridging financing options.
  • Secure a Decision in Principle [DIP] that specifies the rates and terms for the available mortgage or bridging loan products.
  • Collaborate with our team of construction experts to schedule on-site assessments and cost estimates.
  • Schedule consultations with our preferred architectural team to develop plans for redevelopment or new construction projects.
  • Collaborate with estate agents or letting agents to initiate a comprehensive marketing campaign for the sale or rental of the property.
  • Expedite the sale, by arranging for our conveyancing solicitor to work directly with the seller.
  • Engage both the buyer’s and seller’s conveyancing solicitors to handle the legal aspects of the transaction.
  • Maintain daily communication with solicitors and agents throughout the real estate transaction process.
  • Reach out to our preferred network of mortgage brokers to confirm our decision on the appropriate mortgage or bridging loan products.
  • Facilitate the timely exchange of contracts between the buyer’s and seller’s solicitors.
  • Obtain the keys to the property and direct our construction team to conduct an initial clearance of the premises in preparation for renovation or redevelopment.
  • Instruct the investors’ funds to be released in stages as our construction team reaches each milestone throughout the renovation or redevelopment process.
  • Provide comprehensive project management and oversight for the full duration of the renovation or redevelopment project.
  • Following the completion of the project, instruct the estate agents or letting agents to coordinate a professional photo-shoot to showcase the transformed premises.
